Hello to all Villages 4 condo owners and guests.Villages 4 Notifications
We have noticed a discrepancy in the mailing address regarding the VRA special assessment. The PO Box number is correct, however the zip code should have read 85046. If you have not sent in the form and your payment there are two options. Option #1, you can send your check in the amount of $100.00 for the assessment along with your ballot in the stamped self addressed envelope you received in your mailing and save a stamp. Option #2, Make note of the correct zip code to use when you mail your check. In the event that you have already mailed it to the incorrect zip code that we provided please be assured it will most likely be delivered to the intended PO Box. We apologize for any inconvenience and we appreciate your understanding. Please send your proxy with your choice of three votes total for election of Board members as soon as possible. You can send your ballot even if you will be attending our annual meeting at the Mustang Library on Saturday March 10th. We look forward to seeing everyone there. There will be snacks and refreshments served prior to the meeting . We have several nice door prizes and will hope to secure a few more before the big day.
Notices will be posted as soon as possible to keep residents informed of any interruptions of services such as water or electric for repairs. When available an expected time for the completion of the repairs will be provided.
We continue to see service people walking on the tile roofs to
reach the Air conditioning / heating units. These service men are not aware
of the damage they can cause and it is the home owners responsibility to let
them know when you call to schedule service that they will need a 32 foot
ladder to reach the parapet for access. If they do not have such a ladder Villages
4 owns one that they can use free of charge. We have it secured to keep it
from walking away. All you need to do is call National Property Service at 480-443-5566 prior to the arrival of the repair personnel and someone will
meet you to unlock the ladder. Please give us some advance notice so this can
work smoothly. If there is any damage caused by service people walking on the
roof the homeowner may be held responsible for the cost of replacing broken tiles.
This huge Eucalyptus tree was removed due to the danger of a limb breaking and falling or the entire tree being blown down in a storm. As you can see a large crane was required to take this tree down limb by limb. The potential damage that could have resulted was no less than catastrophic. We have six other trees of this variety that are healthy and much less of a danger. The remaining stump will be removed at a later time.
On Monday, October 31st. the
trimming and pruning of trees started in Villages 4 and will take
approximately two weeks to complete. It has been several years since our
trees have been properly thinned. August was our hottest & driest ever and
it has taken a toll on some of our trees. Villages 4 and our neighbors in
Villages 5 have been advised that we have a problem with Dutch Elm disease.
This is a major issue that we are dealing with by increasing the amount of
water the trees receive and removing dead wood which will help minimize the
damage that this disease can cause. Please be patient during this time as
there will be noise created by the saws running and the machine used to
shred the cuttings into mulch. There were two Eucalyptus trees taken
down on Friday. One was too close to a building and the other was
extremely top heavy and was in danger of causing major damage if a limb was
to break. Overall when this process is completed, we will have healthier and
safer trees to enjoy.
GRASS OVERSEEDING
On October 24th. the winter grass seed was applied. This means the sprinklers will be on more than usual to ensure the new grass gets off to a good start. It does take several weeks for the new grass to get established but will provide great looking green throughout the winter months.
PALM TREE TRIMMING
All of our palm trees were given their annual trimming in July which not only makes them look nice but also keeps them healthy. The skinning of the trunks will be done in the fall. We do have a nice mix of fan palms throughout the Villages 4 property.
PAVEMENT SEALED AND RESTRIPED
In early July our blacktop was resealed and striped. We are starting to see deterioration of the blacktop due to age and wear that will need to be addressed in the future. There are several options available and costs can vary greatly. There will need to be much thought put into this to get the most for our dollars spent.
